Spencer’s Ridge is a community of homeowners, families, and renters who all share the same streets, amenities, and common areas. Whether you own or rent, everyone plays a role in keeping the neighborhood safe, attractive, and enjoyable.
We welcome renters to Spencer’s Ridge and want everyone to have a positive experience — and that starts with understanding how our community works.
Renters must follow HOA rules
Under Florida law and our governing documents, renters and their guests are required to follow all Spencer’s Ridge HOA rules, just like homeowners. This includes rules related to:
- Parking
- Noise
- Trash and recycling
- Property appearance
- Use of common areas
- Pets
- Architectural standards
While landlords remain legally responsible to the HOA, renters are expected to comply with all community standards.
Why these rules exist
HOA rules are designed to:
- Keep the neighborhood clean and attractive
- Reduce conflicts between neighbors
- Protect property values
- Ensure safety and fairness
Following the rules helps everyone enjoy living here.
Lease agreements and HOA rules
Homeowners who rent their properties are required to provide tenants with the HOA’s rules and regulations. Renters should take time to review these documents so they understand:
- What is allowed
- What is not allowed
- How to avoid violations
Spencer’s Ridge has a renters version of the Covenants. If you have not received a copy, please ask your landlord or contact us at spencers.ridgehoa@gmail.com.
Reporting issues and maintenance
Renters should report maintenance issues inside the home to their landlord. Problems involving common areas — such as lighting, landscaping, or sidewalks — can be reported to management through the HOA website or PayHOA.
Violations and enforcement
If a violation occurs, the HOA is required to notify the homeowner, not the renter. However, violations caused by tenants can result in fines, legal action, or lease enforcement by the property owner. This means it is in everyone’s best interest for renters to follow the rules and report problems early.
Working together as a community
Spencer’s Ridge is strongest when everyone — homeowners and renters alike — treats the neighborhood with respect. Being considerate of neighbors, following community guidelines, and reporting issues promptly helps create a place where everyone feels comfortable and welcome.
We’re glad you’re here, and we appreciate your cooperation in keeping Spencer’s Ridge a great place to live.
